A Greece Golden Visa proposal must explain why the particular acquisition qualifies. €250,000 is not the general minimum for every Greek property: location, asset type and a special category change the conditions.

Separate Relocate Group’s selection service, purchase agreement and residence application. A Nigerian buyer should establish personal eligibility before a non-refundable reservation; having enough capital does not itself establish admission.

Which threshold applies to the asset

The government housing portal describes ordinary thresholds of €800,000 for Attica, the Thessaloniki regional unit, Mykonos, Santorini and islands above 3,100 residents, and €400,000 elsewhere. The special €250,000 categories need their own legal grounds.

Special-category resaleWhether this later transaction can itself qualify

A flat, commercial unit and plot with plans are not equivalent. The transaction and records must meet the requirement, rather than a promise of future use.

Conditions for the €250,000 conversion route

The Mitos register describes a single asset acquired for at least €250,000 with its main spaces converted to residential use. Conversion must be completed after 5 April 2024 and before filing. This special category does not use the 120 m² minimum.

A lawyer needs to assess approvals, completion, earlier use and applicable limits. A developer’s description is not a substitute. Separately assess later resale of an asset already used under a special category.

What to establish about Relocate Group

During the check, relocate-group.com redirected to relocate-legal.com, displaying the brand and international services. A redirect alone does not establish legal continuity between contracting entities or every professional’s qualifications.

Request the contracting entity, payment recipient and Greek local provider. Clarify the adviser’s relationship with the seller and remuneration. An advertised history dating from 2009 and general guarantees are not independently verified outcomes.

Do not apply a “two to four months” promise to the entire process. Construction, conversion, banking, filing and consideration run on different clocks. The agreement should address what happens if the acquisition cannot support the application.

Family, work and renewal

The official register states a five-year investor-permit duration and no access to employment. It is not an unrestricted EU work visa. Check eligible relationships, ages and documents for each family member.

Renewal requires continuing compliance. Asset disposal and future naturalisation need separate assessment; no permanent-presence requirement for the permit does not establish citizenship eligibility. Insurance and access to services do not guarantee automatic free benefits.

Budget and provider comparisons

Include acquisition taxes, legal, notarial and registration costs, translations, official charges, insurance and annual ownership expenses. Separate immigration work from the flat’s price. Reservation and investment documents need clear cancellation terms.

Our Astons overview addresses party interests, while the La Vida questions address liquidity. Match Relocate Group reviews to the entity, asset and completed stage rather than deriving success from a selection of stories.

Does every €250,000 flat qualify?

No. The special category and all its conditions must be established.

Does the card allow employment in another EU state?

It is not a general European employment permission.

Does a redirect prove one legal business?

No. Check registration and the party to your actual agreement.

Combining Greek status with separate citizenship is examined in the Global Mobility Partners article; provider identity and package terms remain unconfirmed there.
